Oak Tree House
Woking's first low-carbon demonstration home shows local people what measures they can take to reduce energy use and water consumption in their homes.
Oak Tree House in Knaphill has been transformed from an ordinary three-bedroom detached house into a showcase for energy efficiency, renewable technology, and water saving improvements. Working with its energy company, ecsc, building partner Mansell Plc, and Woking LA 21, Woking Borough council has created Oak Tree House as a focal point of its Low Carbon Homes programme, which aims to help local residents turn their properties into low-carbon homes.
Residents who are keen to make a difference can see how the sun's energy can be used to provide electricity and hot water through the installation of solar water heating and solar photovoltaic panels. The house uses three different types of insulation to reduce heat loss and has a high-efficiency boiler and heating controls to provide heat when and where needed.
Low-energy appliances and lighting help to lower energy consumption, while rainwater harvesting technology reduces the property's water requirements. This system and the permeable paving on the driveway will also contribute to efforts to reduce the risk of flash flooding in Woking.
The garden features drought-resistant plants, wildflower turf, decking made from sustainably-sourced timber, fruit and vegetable beds, and a composting area.
The refurbishment has been designed to minimise the environmental impact of the house and maximise quality of life. It has been furnished using sustainable materials where possible and is intended to show that an energy- and water-efficient house an also be a welcoming, attractive, and comfortable home.
